What a residential garage transformation involves

Most Cary garages we look at share the same story: a builder-grade slab that has picked up oil spots, tire marks and hairline cracks, plus dust that never stops coming off the surface. Coating it is less about paint and more about turning that slab into a sealed, finished floor.

The work happens in a predictable order:

1. Empty the space and mask walls, trim and door tracks.
2. Diamond grind the concrete to remove sealers, paint and laitance.
3. Vacuum, then cut out and fill cracks, pits and spalled edges.
4. Apply a pigmented base coat and broadcast vinyl flake into it.
5. Scrape and vacuum the loose flake for an even texture.
6. Roll a clear topcoat, adding anti-slip texture where you want it.

Decorative flake systems

Flake does more than add color. The chips create a subtle texture underfoot, hide minor slab imperfections and camouflage dust between cleanings. Blends range from soft grays and tans that read almost neutral to high-contrast blacks and blues for a shop look.

Oil, chemical and hot-tire resistance

A finished coating gives spills nowhere to soak in. Oil, brake fluid, antifreeze, road salt and lawn chemicals sit on the surface and wipe off instead of staining the concrete. Because the film is bonded to a mechanically profiled slab, it also stands up to hot tires that would lift a thin DIY coating.

2-car, 3-car and oversized garages

Two-car garages are the most common project and often finish in a day. Three-car and tandem garages take longer simply because there is more square footage to grind, patch and coat. Detached garages and workshops get the same treatment, with product choice adjusted for how the space is heated and ventilated.

Cracked, stained or previously painted concrete

Cracks are routed and filled so they do not telegraph through the finish. Old paint or a failing DIY coating is ground off rather than covered. If the slab shows moisture coming up from below, we test and address that first — a coating over a wet slab will not last.
