Much of West Cary went up in the last two decades, so the garages we see around Carpenter, Amberly, Copperleaf and Parkside are typically in good structural shape: flat, poured over a vapor barrier, and free of the decades of staining that older neighborhoods carry.

A clean slab is not automatically ready for coating, though. New concrete is often troweled smooth and sealed by the builder, and both of those have to be removed mechanically for a coating to bond. Grinding is what turns a slick builder finish into a surface a coating can grip.
